Frequently asked questions
What home-loan rate should I expect in Pakistan right now?
Home finance is floating-rate, priced off 6-month KIBOR plus a bank spread of roughly 2–4 percentage points. The calculator's presets track the current KIBOR with a verified date; your exact offer depends on income, LTV and the bank's risk view.
How is Islamic home finance different from a conventional loan?
Under diminishing musharakah the bank and you co-own the property: you buy the bank's share in fixed monthly units and pay rent on the share it still owns, so instalments start higher and fall every month. There is no interest-bearing loan; the rental rate plays the economic role the interest rate plays in a conventional mortgage.
Do extra payments reduce my term or my instalment?
This calculator models the common Pakistani bank treatment: extra payments go straight to principal and shorten the term, which is also what saves the most interest. Some banks let you re-amortise to lower the instalment instead — ask yours.
How much deposit (down payment) do banks require?
Most banks finance 70–85% of the property value, so plan a 15–30% down payment plus transfer taxes and fees. Prudential caps and the bank's valuation (not your agreed price) set the final financing amount.
