How the hotspot numbers are computed

Median prices

For every area we take the current active listings snapshot and compute the median asking price for sale and for rent separately. Medians, not averages — a single palace or misprint can't drag the number. Areas with too few listings on either side simply show a dash rather than a fabricated figure.

Gross rental yield

Median monthly rent × 12 ÷ median sale price, per area. It is a gross figure: no vacancy, running costs, taxes or financing — use the rental yield calculator to net a specific property down. Yield is only shown where the area has enough rent listings to estimate a credible median.

Price trend

The trend column and sparkline come from recorded transactions (registered sales) where the area has enough history: a trailing-12-month price-per-marla series and its year-over-year change. Thin areas fall back to an indicative growth model and are explicitly tagged (model) — we never pass modelled numbers off as recorded ones.

What this is not

There is no proprietary “score”, no weighting of sentiment, and no pay-to-rank. Every number traces back to a listing you can open or a transaction on the record. Rankings change as the market does.
